This Host Agreement governs your participation as a Host on the Spacenow platform. By listing any asset on Spacenow, you agree to be bound by this Agreement in addition to our Terms of Service and Privacy Policy.
To list assets on Spacenow, you must be at least 18 years of age, have the legal right to rent the asset (as owner, authorized agent, or leaseholder with subletting rights), provide accurate identity and contact information, and complete any required verification steps. Spacenow reserves the right to reject or remove any Host at its sole discretion.
You are solely responsible for the accuracy, completeness, and legality of your listing. This includes accurate descriptions of the asset, honest and representative photographs, correct pricing and availability, complete disclosure of rules and restrictions, accurate amenity and feature listings, and clear access instructions. Misrepresentation of any listing may result in immediate removal and account termination.
You represent and warrant that your asset and its rental comply with all applicable federal, state, and local laws, including zoning regulations, commercial rental laws, health and safety codes, fire codes, ADA accessibility requirements where applicable, tax obligations (including sales and occupancy taxes), and any required permits or licenses. Spacenow does not provide legal advice. You are solely responsible for ensuring compliance.
Spacenow strongly recommends that all Hosts maintain adequate commercial liability insurance covering rental activities. Spacenow does not provide insurance coverage for Hosts or their assets. You are responsible for understanding your existing insurance coverage and obtaining additional coverage as needed. Spacenow's platform fee does not include any insurance component. Spacenow is not liable for any damage, loss, or injury occurring on your property.
You may configure your listing for Instant Book (automatic approval) or Request-to-Book (manual approval). For Request-to-Book listings, you agree to respond to booking requests within 24 hours. Once a booking is confirmed, you are obligated to honor that booking. Cancellation of confirmed bookings may result in penalties, negative reviews, and potential account suspension. You are responsible for providing Renters with clear, accurate access instructions prior to their booking start time.
Spacenow charges a platform fee on each completed booking, deducted from the total booking amount before payout to the Host. The current fee structure is disclosed in your Host dashboard and at the time of listing creation. Payouts are processed within 3–5 business days after a booking is completed, subject to our payment processor's terms. Spacenow reserves the right to withhold payouts in cases of disputed transactions, fraud investigations, or policy violations.
You may set your own cancellation policy (Flexible, Moderate, or Strict) at the time of listing. Your selected policy governs Renter refunds in the event of cancellation. If you cancel a confirmed booking, the Renter will receive a full refund. Repeated Host cancellations may result in penalties, reduced search visibility, or account suspension.
If a Renter causes damage to your property during a booking, you must report the damage to Spacenow within 48 hours of the booking end time with photographic documentation. Spacenow will facilitate communication between you and the Renter to resolve the dispute. Spacenow is not liable for any damage caused by Renters and does not guarantee compensation. You are encouraged to collect a security deposit through the Platform for high-value assets.
After each completed booking, both Hosts and Renters may leave reviews. Reviews must be honest, accurate, and comply with our content guidelines. You may not offer incentives for positive reviews or threaten negative reviews. Spacenow reserves the right to remove reviews that violate our policies.
Either party may terminate this Agreement at any time. You may close your Host account by contacting us at [email protected]. Spacenow may suspend or terminate your Host account for violation of this Agreement, our Terms of Service, or any applicable law. Upon termination, any pending bookings must be honored or cancelled in accordance with your cancellation policy.
